When you find this small guidebook, it contains information about a specific geographical area that is no more than a 50-mile radius. It serves as a rough map and a source of local history and culture, and its margins have mysterious scribbled notes which supply even more useful knowledge.

While you are attuned to and holding this guidebook, you gain the following benefits:

Local Knowledge.

You gain a +5 bonus to Intelligence (History) checks made to reveal historical or cultural information about the area of the guidebook's focus.
Local Language.

While you are in the guidebook's area of focus, you can cast the Comprehend Languages spell using the guidebook. When you cast the spell in this way, you only gain the written language benefit of the spell. Once you use this ability, you cannot do so again until you complete a Long Rest.

Resetting the Guidebook.

If you spend three or more days within the same 5 mile radius, you can choose to reset the book's area to a new 50-mile radius centered on your current location. The book's content magically updates, and new scribbles appear in the margins.

This item works great as an adventure hook! When your party first finds the guidebook, the information they find in it might reveal something that leads to a new area, hinting at long-lost treasure or some other exciting adventure.
